Space Lettings very quickly established itself as the leading student letting agency in Reading, housing over 750 Reading University Students each year; no mean feat.

At Space Lettings we have specialised in the Student Lettings market since 2006 when our founding Directors purchased the first property of their current portfolio of high quality student homes. This created the beginning of Space Lettings.

Following this we now handle one of the largest selections of student properties in the area for numerous landlords, which enable us to offer properties to suit all budgets and tastes, ranging from Two bedroom through to Ten bedroom homes.

We usually start the season from the first enquiries, beginning at the end of November, at which point we normally have just over 400 properties available to choose from.

Over the years we have gained an enviable position within the student lettings industry through a solid business base, offering transparency, a high level of first class customer service and a genuine “down to earth” approach with honesty and integrity from all our staff. We always go that extra mile, taking the time to ensure that everyone understands at every stage what is required of them and just what their obligations are.

Our team are all local and offer a combined property experience of over 35 years, providing a highly skilled foundation to the business with a vast and varied knowledge of local property. We did not just ‘wake up one morning and decide to open a business’, with no skills or experience, as many do today.

Letting Fees

The following are permitted payments which we may request from you:

a) The rent.

b) A refundable tenancy deposit (reserved for any damages or defaults on the part of the tenant) capped at no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above.

c) A refundable holding deposit (to reserve a property) capped at no more than one week's rent.

d) Payments to change the tenancy when requested by the tenant, capped at £50 plus Vat, or reasonable costs incurred if higher, charged to the incoming tenant.

e) Payments associated with early termination of the tenancy, when requested by the tenant charged to the exiting tenant.

f) Payments in respect of utilities, communication services, TV license and council tax; and

g) A default fee ( 3% plus Bank of England Base Rate) for late payment of rent and replacement of a lost key/security device, where required under a tenancy agreement.

Default fee and damages payments

Your tenancy is subject to the tenancy fee act 2019 . This act does not affect the Landlord/ Agent’s entitlement to recover damages for breach of the tenancy agreement or costs incurred by action/ inaction of the tenant by way of deducting from the tenancy deposit or requesting payment during the tenancy. A landlord/Agent is entitled to cover the costs of contractual breaches of the tenancy in accordance with the Landlord and Tenancy Act 1985. The costs you will have to pay are as follows. We will not charge you for any covering letter

DEFAULT FEES

Late Rent: Where rent is unpaid 14 days after it is due, interest at Bank of England Base rate plus 3% will be charged on a daily basis starting from the rent due date. You can also be charged any costs/ penalties the landlord has to pay his lender if a mortgage payment is missed.

Lost Keys: If you lose your keys you will need to pay for the replacement of the lock and key and the contractor call out costs.

Amendment to AST / Replacement Tenant/ Change of Details: no more than £50 plus VAT per request.

Damage to the property: Contractor invoice.

Failure to keep appointments or prevent access for required visits  such as Gas Safety Inspections, periodic Inspections which had been previously agreed, unless cancelled no later than 12 hours beforehand you agree to pay any charges as per contractor invoice.

You will be responsible for any reasonable call-out charges if you wrongfully ask for contractor to come to the property, and this is due to incorrect information, inaction on your part or against our or our agent’s advice. You agree to pay any charges as per contractor invoice.
